The Situation

A South Columbus homeowner called me off one of our “We Buy Houses” signs. He had been trying to sell this family house for a while and was completely burned out. Before he found us, he had dealt with four or five other guys who made him big promises, tied up his property, and then just walked away. He was tired of having his time wasted and just wanted a fast, real cash sale.

The Condition of the House

The place needed a lot of work, and it was easy to see why the other buyers got scared off. The outside had rotting wood, peeling paint on the dormer, and trash piling up by the foundation. Inside, the kitchen and living areas were packed with clutter. But the real heavy lifting was in the garage and below ground. The garage was an absolute maze of old tools, scrap wood, and junk. Down in the basement, it was dark, damp, and had standing water pooling right near the water heater.

Why They Were Stuck

Every day this house sat unsold, it was just more stress on the owner. He didn’t want to deal with cleaning out a wet basement or hauling heavy machinery out of the garage, and he certainly wasn’t going to fix the peeling roof line just to list it with a realtor. After being let down by so many flaky buyers, he needed someone who would actually do what they said they were going to do.

How We Handled It

I went out to look at the house on a Friday. I didn’t give him the runaround. I told him we’d buy it exactly as it sat—standing water, cluttered garage, and all. We closed the very next Friday. Seven days flat. He didn’t have to clean out a single tool, mop up a drop of water, or fix a single piece of wood.

The Outcome

The seller was incredibly thankful that someone finally kept their word. We got him his cash, and he walked away totally clean. After that, my team went in, cleared the entire property down to the bare walls, and sold it to a solid rehab buyer who stepped in to fully fix the place up. The seller got his peace of mind, and a tired house got a fresh start.
